Warm roofs, dormers & building-regs build-ups
A loft conversion lives or dies on its roof insulation. Get it right and the room is comfortable all year; get it wrong and you have a space that bakes in July, freezes in January and fails building control.
Converted lofts need insulation at rafter level rather than on the floor, which means working within the depth you actually have while still hitting the U-value building regulations require. We use a combination of rigid board between and below the rafters and multifoil systems where depth is scarce. We never use spray foam in a domestic roof.
The details that get missed are always the same: dormer cheeks, flat dormer roofs, the junction where the sloping ceiling meets the floor, and the ventilation path above the insulation. We design all of them in and photograph the build-up before it is boarded, so you have evidence for building control and for any future sale.
